Where to buy your Sardinian dream holiday home

While the majority of Italians live in apartment blocks, most people looking to purchase a holiday home in Italy and particularly Sardinia prefer to buy a house or villa with a garden in which to enjoy the Mediterranean climate. The choices are vast but there is one basic rule – the closer the villa is to the sea, the more expensive it becomes.

Because of Sardinian strict planning laws (planning laws vary between the different Regions in Italy), construction within 300m of the sea is prohibited and so the only villas you will find near the sea are ones which were built 30 or more years ago unless they are in a previously urbanized area. It does get a little complex but suffice it to say property near the sea in Sardinia are high in demand and poor in supply which pushes up the price and what is available can be in need of modernization.

By extending your house search further inland you are more likely to find a home that ticks your boxes for your budget. And lets be honest, if you have a 5 minute drive to the beach, by the time you’ve packed the car with your beach lounges, umbrellas, racquets, suntan lotion etc. and picnic lunch, driving an extra 15 minutes makes very little difference and enables you to choose a different beach every day if you want. Holiday makers who only want to walk to the beach seriously restrict their beachside options. Of course the prices of houses and villas around the Sardinian coast vary significantly depending on the popularity. However the popularity is not necessarily an indication of the best places and may just be a reflection of proximity to certain services. For example the towns near the airports favour very high on the holiday home shopping list as buyers believe that if they are closer to the airport they will make better use of their holiday home for short breaks as well as for periodic holidays. Alghero, Olbia and the southern towns near to Cagliari such as Pula, Chia and Villasimius have become very popular because of this.

In reality, is it such a big deal to drive an extra 30 minutes to your holiday home? Why limit your choices based solely on the need to drive an extra 30 or 40 minutes. This can have a very significant effect budget wise on the holiday home you are able to buy. Some of the most beautiful beaches in Sardinia lie along parts of the coast little known to foreigners, such as Ogliastra, Costa Rey and the Costa Verde. People who know these areas certainly believe it’s worth the extra drive to reach some of the most beautiful beaches worldwide.

If a large garden is high on your holiday home shopping list, unless you have a big budget it is very unlikely you will find your dream home within walking distance of the beach – unless you really like walking! Large gardens are also hard to come by in residential areas. It is not in the Sardinian culture or in the local councils’ planning to provide private properties with large gardens. Land in the towns is classed as building land and has a higher value because of this. Therefore every cubic meter that is allowed to be built on a single plot will be built and only what’s left will be used for garden, or more probably for parking spaces. So if you are wanting a large garden or land it is best to buy a house in the rural areas of Sardinia where farmland is cheap compared to residential land.

If you are willing to renovate you may find your dream holiday home among the thousands built on the south coast in the 70’s when a number of developments were permitted adjacent to the sea in which the residents of Cagliari built their own holiday retreats. Many of these holiday homes have not been well maintained and are in need of updating and general maintenance which provides an investment opportunity either for rental or re-sale.

Probably the most famous part of Sardinia is the Costa Smeralda where the rich and famous own their holiday villas and tourists go celebrity spotting. Costa Smeralda on the north east coast of Sardinia was developed by the Aga Khan as an exclusive holiday retreat for the very rich. Here is the famous Pevero Golf Club and Porto Cervo, home to the YCCS (Yachting Club Costa Smeralda) home to some of the most luxurious yachts you will ever see. Port Cervo is where you’ll find the designer boutiques, world class restaurants, 5 star hotels and clubs with celebrity entertainment available throughout the summer. Porto Cervo is also the home of the event DeLUXE where you can rub shoulders with other multi millionaires looking to buy their next yacht, sports car, or maybe just a diamond for the wife. However the Emerald Coast is not just about money. The coast is dotted with idyllic bays of dazzling fine white sand and crystalline waters where you will find exotic names such as Romazzino, Cala di Volpe and Liscia di Vacca. Just to the south of Porto Cervo is Porto Rotondo where some of the biggest names in politics own holiday villas and thanks to the semi-peninsular aspect of Porto Rotondo, creates a safe haven for these VIP’s.
